Move-Out Procedures+
- Upon a tenant’s move-out, an inspection is scheduled with them.
- Our property managers review the condition of the property and complete a move-out inspection that syncs automatically when completed to the owner portal in a report format that is viewable/downloadable.
- Security deposit refunds and/or forfeitures are properly recorded and the tenant’s forwarding address is captured.
- A list of damages and associated costs are provided to all tenants upon move out and after the move-out inspection has been completed.
- Forfeitures are provided promptly to our owners and investors.
- All locks are re-keyed and tenants are required to return the old keys.
- All needed repairs and/or upgrades are estimated and performed to ensure a quick turnaround of the property.
Rent Collection+
- Rent is generally due on the 1st of each month unless special circumstances exist that have been pre-determined by our firm and the owner or investor.
- Rent paid after the 1st of each month is generally considered late unless special circumstances exist that have been pre-determined by our firm and the owner or investor.
- Enforcement of late fees are strictly abided by.
- Pay or Quit notices and other legal notifications are provided when necessary.
Financial +
- Our firm provides accounting and produces monthly, quarterly, annual or other types of reports as required.
- Invoices are provided electronically via the Owner Portal and can be disseminated via mail or electronical mail upon request.
- Historical records are maintained for each property.
- Required tax documents, including a 1099 Form are generated each year.

Adairsville Area Information

Adairsville used to be a small Cherokee village named after Chief Walter (John) S. Adair, a Scottish settler who married a Cherokee Indian woman before the removal of the Cherokee in 1838. It was part of the Cherokee territory along with Calhoun and including New Echota.
After the removal of the Cherokees, the village became part of Georgia, and the residents built the town keeping the name Adairsville. One of the developers was William Watts who had a lot of railroad business interest in this town. He had brought the Western and Atlantic Railroad from Atlanta (still in use). He deeded land to the railroad and surveyed business lots including hotels, mills, and blacksmith shops around the town where the railroad ran by the 1847 train depot. Watts' plan was successful and brought the town the nickname "Granary of the State"; it was incorporated in 1854. He was a town resident and had a home that was built around the foundation of an Indian cabin which is on a hill overlooking the town. Source From Wikipedia
